Waiting for keys and unexpected delays.

Completion-day timings are not entirely within the control of the customer or removal company. A realistic plan should allow for uncertainty and make clear what happens if unloading cannot begin as expected.

Why key delays happen

Funds may still be moving through the chain, legal formalities may take longer than expected or the previous occupier may not yet have released the property. The removal team cannot unload without permission to enter.

What to establish beforehand

  • The expected completion and key-release process
  • Who will contact you when keys are available
  • Whether the old property must be empty by a particular time
  • What waiting arrangements are included in the estimate
  • Who to contact if the planned sequence changes

If the delay is short

Keep in contact with your solicitor or estate agent and update the removal team. The vehicle and crew may be able to wait, but additional time can affect the final charge and other operational arrangements.

If delivery cannot take place

Contact us immediately. Storage or another delivery arrangement may be possible, subject to capacity, staffing and vehicle availability.

If storage was not part of the original plan, the customer remains responsible for the additional handling, storage and return-delivery costs. These are not costs that the removal company can absorb because a property transaction has been delayed.

Reduce avoidable uncertainty

Keep the inventory accurate, make parking arrangements in advance and avoid booking contractors at the new property too tightly around an uncertain key time. Carry essential documents, medication, chargers and overnight necessities with you.
